Luxury Travel: The Residences at Mandarin Oriental, Honolulu Finally Breaks Ground and Begins First Phase of Construction

The owners of The Residences at Mandarin Oriental, Honolulu, Mana’olana Partners, has announced that construction on the 37-story tower, which will house a hotel and 99 exclusive residences, is set to start construction in December 2022.

Phase 1 of the process will include an environmental analysis, slated to be finished by Q1 2023. This is to be followed up by the removal of the previous foundation and additional preparation for excavation, slated for completion in Q3 2023. These procedures will ensure that the project stays on track for its 2025 completion date.  The project also has economic benefits for the city and will create around 700 jobs for the community.

When completed, the tower will stand at 418 feet above the city, looming over the Ala Moana coastline and providing a picturesque view for all those residing. With a projected square footage of 743,000, the Residences tower is designed by auWorkshop architects+urbanists, and will include 99 fully stocked luxury private apartments that range in two to four bedrooms, and from 1,500 to 3,700 sq ft. Topping the tower will be three penthouses that range up to 6,000 sq ft and contain multiple levels.

Press Release: Mana’olana Partners Announces Phase 1 Construction of The Residences at Mandarin Oriental, Honolulu

 Mana’olana Partners, the owner of Mandarin Oriental, Honolulu and The Residences at Mandarin Oriental, Honolulu, announces sitework will begin in December 2022. The sitework launches the first phase of construction for the highly anticipated 37-story tower, located in Ala Moana, which will feature 99 exclusive residences situated above the hotel.

Phase 1 of the project will begin with an environmental assessment, which is slated to be completed by Q1 2023. Following the environmental assessment, Hawaiian Dredging Construction Company, Inc. will oversee and manage the next phase of the project, including the removal of the existing foundation from the previous development, and prepare for the excavation and foundation for the new tower. The sitework is projected to be complete in Q3 2023 and vertical construction will follow, putting the hotel and residences on track for completion in 2025.

According to Centra, in early 2020, Mana’olana Partners and Hawaiian Dredging were ready to begin the sitework but postponed due to the impacts of the COVID-19 pandemic. “This is an exciting milestone to resume development of this incredibly unique property and get to work.”

At the peak of construction, this project is expected to create approximately 700 jobs for the Honolulu community. Upon completion, the project will rise 418 feet above the city, overlooking the Ala Moana coastline. The 743,000-square-foot luxury tower was envisioned by the lead design team, auWorkshop architects+urbanists, and offers dramatic views of the Pacific Ocean, the ever-changing Koʻolau mountain range, and Honolulu’s iconic Diamond Head volcano.

Each residence offers spacious open floor plans, outdoor terraces, and floor-to-ceiling windows with custom frames to minimize the lines between the interior and exterior. Each home is accentuated by sophisticated interiors with the finest finishes by architect and designer, Dianna Wong, blending classicism and modernity, while using a neutral color palette and simple geometry that embraces the surrounding environment.

The Residences at Mandarin Oriental, Honolulu sales gallery reopened in March 2022 and has received positive feedback and interest from homebuyers. Pre-construction sales are currently underway with high demand for top units and penthouses.

Brand-New Penthouse Will Sit Atop the Residences at Mandarin Oriental

The $25M penthouse sitting atop The Residences at Mandarin Oriental Honolulu will soon be hitting the market.

Known as the “crown jewel” of the residential tower, the penthouse boasts 6,000 square feet of space and gorgeous views of the Pacific Ocean and the famed Diamond Head volcano. Stepping inside, you’ll find four suite-sized bedrooms and outdoor lanais that are just shy of 500 square feet.

Residents aren’t just graced by the gorgeous living space either, as the penthouse offers luxurious amenities, including a home theater, gym, and home office, on top of views of the Pacific Ocean and Hawaii’s famed Diamond Head.

Reportedly, the decision to release the penthouse onto the market came from observing the state of the luxury apartment market in Hawaii. Demand has grown in recent years, and a similar residence in the same building sold for close to $20M.
